The facility was constructed in two phases; the 1st in 2001 and a major 3-story new construction addition in 2018 at the rear of the property. As of June 2021, the facility has a 80% physical occupancy.
The property comprises of 393 climate-controlled units, 213 non-climate, 15 parking spaces and a residential unit above the front office. It features wide drive aisles, roughly 100 wifi surveillance cameras, keypad gated entry & exit, automatic exterior & interior lighting, and large load elevators & covered unloading area in phase 2. The property is fully fenced and occupied by industrial tenants on all sides except the frontage which helps to mitigate any security issues.
A new operator will be in a unique position to capitalize on the explosive growth of the surrounding affluent community as well as the well-established current tenant population. More than 1/3 of the current tenants are set up on auto-pay, but a push to add more of them are underway. In addition, nearly all of the units are under market rents and even a slight adjustment to those rents pushes up gross income dramatically. Improving on existing ancillary services such as truck rentals, tenant insurance and late fees could also further drive sales.
